Section 26-31 Definitions af the City of Orono Municipal Code is <br /> hereby amended by adding the following text: <br /> Rent shall mean for the se of this defuution leasin subleasin lettin or hirin for <br /> occupancy., <br /> Short-term rental shall mean the rental to a persan orgroup af persons a residential unit for a <br /> eriod of les than thirt 30 consecutive calendar da s in a zonin district where residential <br /> uses are allowed. <br /> Short-term rental propertv means a parcel of real pro��and includes the premises upon which <br /> a short-term rental unit is located and the parkin�azeas drivew�s landscaping, accessory <br /> stn:ctures, fences, walis, swimming pools,hot tubs, and spas. <br /> SECTION 2. Article IV.—Short Term Rentals of the City of Orono Municipal <br /> Code is hereby added by adding the following text: <br /> Section 26-$0—Short te�rn rental <br /> (a) R�ec uired. It is unlawful for anyperson to rent their,propertv far a period less than <br /> 30 davs without first havin�obtained a Business License as outliuzed in Article II <br /> of this cha ter. Section 26 ara hs 31 throu h 42 <br /> (b) Re lation. No license�ana be issued unless all of the follawin are cam lied <br /> with: <br /> 1. The owner shall ensure that the occu ants and ests of a short term rental unit do <br /> not create unreasonab�e noise or disturbances en�a�e in disorderly conduct or <br /> violate provisions af the Citv of Orono �Code or anv State lawpertaining to noise <br /> disorderly conduct overcrowdin� the consumption of alcohol or the use of <br /> illeeal drues. Owners are expected to take an,Xrneasures necessary to abate <br /> disturbances_includin�,but not limited to directin�the occupants and �uests of a <br /> short ternn rental unit to cease the disturbin conduct removin the occu ant and/ <br /> or guests or taicin�anv other acrion necessarv to immediatelX abate the <br /> disturbance. <br /> Page 1 of 3 <br />
