MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />Monday, May 20, 2013 <br />6:30 o’clock p.m. <br />_____________________________________________________________________________________ <br />  <br />Page 15 of 25  <br />  <br />Kujawa stated one of the big reasons they want to switch sides is to utilize the gazebo and not operate out <br />of the house. The house is basically used to store tubes at this point. <br /> <br />Schoenzeit asked if the gazebo has bathrooms. <br /> <br />Kujawa indicated it has separate restrooms for the men and women. Kujawa stated he concurs the house <br />needs to be cleaned up or torn down. <br /> <br />Landgraver asked if his employees are using the house. <br /> <br />Kujawa stated they have stored some tubes in there and do occasionally eat lunch in there. There are no <br />commercial activities operated out of there. <br /> <br />Leskinen asked how he has access to the interior of that property if he does not own it. <br /> <br />Kujawa stated in their initial lease and initial agreement, they were allowed to use that house. The plan <br />all along was to move to the other side and be able to function out of the gazebo. <br /> <br />Leskinen asked if they lease or rent that space or any accountability for the building. <br /> <br />Kujawa indicated there is none at this point. <br /> <br />Bennett asked who would have insurance that would cover his staff in the event something happened in <br />the house. <br /> <br />Kujawa stated M.C. Kaminsky used to carry the insurance but currently Crown Bank has the insurance on <br />the property. <br /> <br />Leskinen asked if Crown Bank is aware of the condition of the property. <br /> <br />Kujawa stated they are aware of it and that they currently have a signed purchase agreement with Crown <br />Bank on the residential properties. <br /> <br />Bennett asked what their plan is for the residential properties. <br /> <br />Kujawa indicated their plan is to work with the City on what can be done with the property and either use <br />it as rental lake property or remove it and expand the parking area. <br /> <br />Bennett asked if they are allowed to have that much hardcover on those two lots. <br /> <br />Gaffron stated what is there for hardcover was essentially what was approved back in the late 1980s. <br />Gaffron stated if you were to start over today, there would likely not be an marina at that site or some <br />significant changes made in the operation. <br /> <br />Bennett asked if it has a CUP. <br /> <br />Gaffron stated property has a conditional use permit to allow certain uses, such as the boat club. The <br />marina itself is an allowed use and has an approval for a total rebuild on that site.
