MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />Monday, August 18, 2014 <br />6:30 o’clock p.m. <br />_____________________________________________________________________________________ <br /> <br />Page 3 of 33 <br /> <br />Staff recommends approval of the revised lot sizes on the basis that no variances are necessary and that <br />the revisions do not result in any inconsistencies with the Conservation Design Master Plan nor with the <br />intent or provisions of the LR-1C one-half acre zoning district. <br /> <br />McGrann asked whether the change in the lot line impacts anything else with the lot. <br /> <br />Gaffron stated there are no wetlands on the site and the requirements are still met for the one-half acre lot <br />size and side setbacks. Gaffron stated the major change is that the lot gets a little bit shorter. <br /> <br />Lemke asked who owns Outlot A. <br /> <br />Gaffron indicated Outlot A would be owned in common by the two property owners and technically both <br />of them have to have a driveway off of Outlot A rather than a single driveway off of Shadywood Road. <br /> <br />Landgraver stated the two differences noted in Staff’s report are two more trees being removed and <br />hardcover being reduced slightly. <br /> <br />Gaffron indicated that is correct. <br /> <br />Thiesse stated Staff also noted in their report that someone had requested the size of the lot be increased <br />to one acre. <br /> <br />Gaffron stated initially it was proposed at half an acre. As a result of public comments, the lot size was <br />increased slightly to one acre. <br /> <br />Thiesse asked if the lots on either side of this lot are also shorter. <br /> <br />Gaffron indicated they are and were created five to six years ago. <br /> <br />Leskinen noted the front lot, even though it is being made smaller, is still a conforming lot. <br /> <br />Chair Leskinen opened the public hearing at 6:42 p.m. <br /> <br />There were no public comments regarding this application. <br /> <br />Chair Leskinen closed the public hearing at 6:42 p.m. <br /> <br />Schwingler moved, Thiesse seconded, to recommend approval of Application No. 13-3622, <br />Landsource, LLC, 1645 Shadywood Road, granting of an amendment to preliminary plat to allow <br />the reduction of the front lot from 1.0 acre in area to 0.75 acre. VOTE: Ayes 6, Nays 0. <br /> <br />4. #13-3637 THE BROADWAY GROUP, LLC, 2350 WATERTOWN ROAD, VACATION <br />OF EXISTING EASEMENTS, 6:43 P.M. – 6:45 P.M. <br /> <br />Gaffron stated the applicant is the developer of a pending subdivision named Oliver Hill which is a replat <br />of two existing lots to create seven new building sites and a private road. The preliminary plat was <br />approved by the City Council in February of 2014.
