Due to the large size lots, the need for stormwater improvements is <br /> likely to be minimal. The subdivision will be subject to the SW&DT Fee per the 2014 <br /> Fee Schedule at $3,075 per acre with approximately 20 calculable acres;the resulting fee <br /> would be approximately $61,000 or just over$20,000 per lot. This fee may be reduced up <br /> to 50% based on the percentage of the acreage placed in conservation easements. Staff <br /> would note that the SW&DT Fee structure is currently undergoing staff review and will <br /> be discussed by Planning Commission andlor Council in the near future. <br /> Staff Recommendation <br /> The goal of this review is to provide the developer with an overview of the pertinent City <br /> ordinances and how they affect the proposed plat, and to discuss the strengths and weaknesses of <br /> the proposal. During the sketch plan review, the developer should advise whether any of the <br /> issues noted present particular problems, so that those issues can be discussed and the potential <br /> for approval or denial of variances as well as the associated development fees can be addressed <br /> by the Council. <br /> COUNCIL ACTION REQUESTED <br /> Review the sketch plan and advise the applicant on whether there are specific concerns about the <br /> proposal and whether a formal application might be successful. <br />
