MINUTES OF THE <br /> ORONO CITY COUNCIL MEETING <br /> Monday,March 9,2015 <br /> 7:00 o'clock p.m. <br /> (8. #14-3685 WII.LI ABBOTT ON BEHALF OF THE BROADWAY GROUP,LLC, <br /> continued) <br /> Abbott stated it has always been their intent to construct homes that ranged from 2,500 to 3,000 square <br /> feet. The house plan that was recently submitted is around 3,200 square feet,excluding the front porch <br /> and the screen porch,which is close to what was initially proposed. <br /> Abbott stated as it relates to the massing, in his view the impact will be very,very low since the other <br /> homes will not be that large. Abbott noted the plan submitted for Lot 1,Block 1, is around seven percent <br /> structural coverage. Abbott stated if the Council looks at it as a whole group, since it is an RPUD, it is <br /> below the 15 percent. <br /> Abbott stated in his view the development works well for the City of Orono when the lots are larger. <br /> With this lot only being 17,000 square feet,it makes it difficult to design a saleable house. Abbott noted <br /> the worksheet that was submitted deals with Items B,F,G and H. Abbott stated in his view this <br /> development fits this area and that the majority of the homes will be less than the 15 percent and close in <br /> size to each other. <br /> Abbott stated they also set out to have very low priced lots,which has been accomplished,and that they <br /> are the lowest priced lots in Orono. <br /> McMillan asked what the average price of the lots is. <br /> Abbott stated to his recollection the lots sold for around$165,000. <br /> McMillan asked what actual square footage of the house is for Lot 2. <br /> Abbott indicated it is 3,200 square feet,which does not include the screen porch. <br /> McMillan asked if there would be living space above the garage. <br /> Abbott stated there would be a first floor and second floor,which includes some square footage over the <br /> garage. <br /> Gaffron stated the deck and screen porch would also need to be included in the structural coverage if it is <br /> over six feet in height. <br /> Abbott stated he included the porch but not the deck since it is not above six feet. <br /> Gaffron stated if the deck railing height is no higher than six feet above the grade,it would not be <br /> included. <br /> Abbott stated to his understanding the total number would be 3,709 square feet. <br /> Page 11 of 43 <br />
