The <br /> setback from the lake and from the street will be reduced in order for this to occur. The <br /> proposed residence will not be out of character with other homes in the neighborhood. <br /> Based on the above, staff recommends approval as follows: <br /> 1) Staff recommends approval of the lot area and width variances. <br /> 2) Staff recommends approval of the proposed hardcover variance subject to Planning <br /> Commission acceptance. If reductions from the current proposed levels aze <br /> recommended, then a revised site plan (and potentially a revised house plan) should be <br /> requested. <br /> 3) Staff recommends approval of lake setback and rear setback variances as proposed, <br /> subject to any revisions needed if Planning Commission concludes hardcover must be <br /> reduced. <br /> 4) Staff recommends approval of a CUP and variance for grading/excavation/fill within the <br /> 0-75' zone, subject to a final grading and drainage plan that addresses any City Engineer <br /> concerns regarding slope stability and retaining wall design; subject to adherence to the <br /> City's erosion control regulations as well as the permitting requirements of the MCWD. <br /> Timely re-vegetation and stabilization will be a requirement of the permitting process. <br /> 5) Applicants shall take all necessary precautions to ensure that the mature oak and ash <br /> trees within the 0-75' setback zone are not affected by construction. <br /> 6) Applicants are advised of street and shared driveway parking and access limitations <br /> during the construction process. Applicants and their contractors shall maintain <br /> vigilance in keeping the road and shared driveway passable and in good condition. <br /> 7) Approval is subject to all recommendations of the City Consulting Engineer in his letter <br /> dated May 15, 2014. <br /> Planning Commission options for action: <br /> 1. Recommend approval as presented, or with specific conditions or revisions; or <br /> 2. Recommend denial, stating reasons; or <br /> 3. Table for more information or submittal of a revised plan (provide applicant with <br /> specific direction). <br />
