A hardcover variance is also <br /> requested to permit 35.0% hardcover where 25% is normally allowed. A conditional <br /> use permit is also requested in order to conduct grading which exceeds 10 cubic yards <br /> within 75' of the OHWL and retaining walls in conjunction with removal of the existing <br /> home and an existing garage, and construction of the new home.
