Your surveyor Willis Gilliard has been in contact with me regarding the <br /> survey; however, we have yet to receive two full-size, signed copies. Staff conducted a preliminary review based on <br /> the information provided and requests the following items be submitted or revised in order for your application to be <br /> considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Please provide two updated copies of a full-size certificate of survey which meets all of <br /> the City's survey standards (enclosed). Please show the following: <br /> t► a. All lower level doors must have a landing shown, either existing or proposed. <br /> b. The delineated wetland edge. See Item#4 below. <br /> Please note: Our engineer has not reviewed the survey,so additional comments may be forthcoming. <br /> ���J2. Landscape Plan. Will there be any changes to the landscaping with the proposed addition? If so, the City <br /> requires a landscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e. <br /> �� patios,grading,sidewalks, retaining walls, etc. The plan should include the name of the individual performing <br /> \ ` <br /> the work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan should also <br /> be reflected on the survey. <br /> 3. HardcoverCalculations. The property is located in Tier 3 ofthe Stormwater Quality Overlay District. Hardcover <br /> calculations are shown on the survey; however please have the surveyor prepare hardcover calculations, <br /> showing existing and proposed hardcover using the City's hardcover calculation worksheets. Enclosed is a copy <br /> of the City's hardcover information packet. <br /> 4. Wetland. Based on our available information, it appears there is a wetland within the subject property. This <br /> wetland appears to be located within 150 feet of the proposed project. Because Orono City Code requires a <br /> 35-foot setback from any wetland for structures or hardcover,the location of the wetland must be indicated <br /> on the survey. Setbacks must be verified with wetland delineation information. The unsigned survey dated <br /> January 25, 2016 shows a 35 foot buffer based on 934' elevation not a delineation. The delineated wetland <br /> edge must be shown on the survey along with the delineator name and date approved by the MCWD. <br /> Level2 Delineation is required. A Leve12 delineation must include the exact surveved boundarv of the <br /> wetland shown on the certificate of survey. <br />
