Your surveyor Willis Gilliard has been in contact with me regarding the survey; however, we have yet to receive two full-size, signed copies. Staff conducted a preliminary review based on the information provided and requests the following items be submitted or revised in order for your application to be consid ed complete and for the plan review to continue: . Certificate of Survey. Please provide two updated copies of a full-size certificate of survey which meets all of / the City's survey standards (enclosed). Please show the following: U a. All lower level doors must have a landing shown,either existing or proposed. b. The delineated wetland edge. See Item#4 below. Please note: Our engineer has not reviewed the survey,so additional comments may be forthcoming. 2. Landscape Plan. Will there be any changes to the landscaping with the proposed addition? If so, the City requires a landscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e. patios,grading,sidewalks, retaining walls, etc. The plan should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan should also be reflected on th�sOurvey._ _ ,,,��. __ �.. U�� L,l'�-1�11� �(,1'�'�''E 3. HardcoverCalculations. The property is located in Tier 3 of the Stormwater Quality Overlay District. Hardcover �/ calculations are shown on the survey; however please have the surveyor prepare hardcover calculations, showing existing and proposed hardcover using the City's hardcover calculation worksheets. Enclosed is a copy of the City's hardcover information packet. 4. Wetland. Based on our available information, it appears there is a wetland within the subject property. This wetland appears to be located within 150 feet of the proposed project. Because Orono City Code requires a 35-foot setback from any wetland for structures or hardcover,the location of the wetland must be indicated on the survey. Setbacks must be verified with wetland delineation information. The unsigned survey dated January 25, 2016 shows a 35 foot buffer based on 934' elevation not a delineation. The delineated wetland edge must be shown on the survey along with the delineator name and date approved by the MCWD. Leve12 Delineation is required. A Leve12 delineation must include the exact surveved boundarv of the wetland shown on the certificate of survey.
