, • <br /> i%"=O�`\ <br /> ;; � � <br /> ;�� . _ � �,', <br /> ��'� -= -� ���� C ITY of ORONO <br /> I�' a ,,���l;�t; �,' <br /> \\� �� �'�� °' �M RESOLUTION OF THE CITY COUNCIL <br /> ,�� F ;i <br /> � <br /> �; � <br /> '� r'+"�' � k' i1P � i <br /> \ L�kES804��'� NO. 2 9 8 2 <br /> � <br /> A RESOLDTION GRANTING <br /> VARIANCES TO <br /> MIINICIPAL ZONING CODE <br /> SECTION 10.03, SIIBDZVISION 14 (C) AND <br /> SECTION 10.28, SIIBDIVISION 5 (B) <br /> FILE #1652 <br /> WHEREAS, Daniel and Barbara Fleischman (hereinafter "the <br /> applicants") are owners of the property located at 500 Hanlon Avenue <br /> within the City of Orono (hereinafter "City") and legally described as <br /> follows : <br /> Lot 1, Block 14 , Minneton}:a Bluffs, Hennepin County, Minnesota <br /> (hereinafter "the property") ; and <br /> WHEREAS, the applicants have applieci to the City for <br /> variances to Municipal Zoning Code Section 10.28, Subdivision 5 (B) <br /> and Section 10.03, Subdivision 14 (C) to permit the constructicn of a <br /> deck to be located 22' from the south side lot line where a 30' side <br /> setback is normally required, 11.3' from the north side street lot <br /> line where a 50' setback is normally required, and 28' from the rear <br /> lot line where a 50' setback is normally required, and a variance to <br /> allow 22$ lot coverage by structures where only 15� lot coverage by <br /> structures is normally allowed. <br /> NdW, THEREFORE, BE IT 12�St�L"J�D by tne City Counci I of Grana, <br /> biinnesota: <br /> FINDINGS <br /> l. This application was reviewed as Zoning File �1652. <br /> 2. The property is located in the RR-1B Single Family Rural <br /> Residential Zoning District. <br /> 3 . The Orono Planning Commission reviewed this application on <br /> June 17, 1991 and recommended approval of the proposed <br /> variances based upon the following findings: <br /> a ) The small lot size, being only 6, 475 s.f. but subject <br /> to standards normally applied to lots of 87 , 120 s.f. , <br /> � - is a distinct hardship in that no improvements to this <br /> property could occur without the need for variances. <br /> Page 1 of 5 <br />
