Due to the unique set of constraints and opportunities <br /> that affect future decisions regarding development within the <br /> Highway 12 Corridor Study Area, applicants for rezoning are <br /> strongly encouraged to utilize the planned unit development <br /> approach, outlined in Section 10 of the Orono Zoning Ordinance. <br /> However, applications will be accepted for rezoning requests for <br /> any of the following existing zoning districts within the City, <br /> consistent with a finding of consistency with the Highway 12 <br /> Corridor Study and subject to compliance with all of the <br /> additional requirements established in this section: <br /> B-6 Highway Commercial District <br /> PRD Planned Residential Development <br /> R1A One Family Residential District <br /> R1B One Family Residential District <br /> M6 Multiple Family Planned Residential District <br /> Any proposal which requires a modification to zoning or <br /> subdivision reguirements must be done as a Planned Unit <br /> Development. <br /> Subd. 6. Building Design and Construction. <br /> In addition to other restrictions of this Chapter , the <br /> use, construction, alteration or enlargements to any building or <br /> structure within the c3istrict shall meet the following standards: <br /> A. All exterior wall finishes on any building <br /> shall be: <br /> (a) Face brick, or <br /> (b) Natural stone, or <br /> (c) Special ly designed precast concrete units <br /> if the surfaces have been integrally <br /> treated with an applied decorative <br /> materials or texture, or <br /> (d) Factory fabricated and finished metal <br /> framed panel construction, if the panel <br /> materials be of any of those noted in items <br /> a, b and c above, or glass. <br /> (e) Other materials as may be approved by the <br /> Council. Combinations of such materials <br /> shall be permitted. <br /> 6 � <br />
