MINUTES OF THE <br />ORONO CITY COUNCIL MEETING <br />Monday, July 11, 2016 <br />7:00 o’clock p.m. <br />_____________________________________________________________________________________ <br /> <br />Page 20 of 25 <br /> <br />19. #16-3837 JOHN BRUNELLO, LLC, 570 ORONO ORCHARD ROAD SOUTH, <br />VARIANCES – RESOLUTION NO. 6648 (continued) <br />McMillan asked if it would require a major redesign to move the sunroom two feet. <br /> <br />Brunello stated the views on the house are more to the west and the south. <br /> <br />Levang noted the Council would only be approving the footprint tonight and that they could make <br />changes to it later. <br /> <br />Brunello stated that is the plan they are requesting a building permit on. <br /> <br />Levang stated they could still change it after the Council approves it tonight. <br /> <br />Walsh stated it could be adjusted by removing one of the windows and moving the wall. <br /> <br />Brunello stated that would result in a long wall, which is unattractive. <br /> <br />Levang stated he cannot guarantee that they will not change it later. <br /> <br />Brunello stated as a builder he would prefer to just get a footprint approved since it would be cheaper but <br />that the City of Orono requires someone to basically design a house within that footprint. Brunello stated <br />this is the house plan they will be requesting a building permit on. <br /> <br />Levang noted he has made changes to the original plan for the house on 190 and that he cannot guarantee <br />that this house will be built. Levang stated she is saying that she would like to see the setbacks at 17 feet <br />on both sides to protect the neighbor. <br />McMillan stated the City Council attempts to reduce encroachments into the side setback as much as <br />possible, especially when there is a clean slate. McMillan stated she understands the applicant is pulling <br />back from the northern line, which is appreciated, and that she understands the applicant wants the <br />sunroom to be as big as they can get it, but that it can be minimized to lessen the encroachment. <br /> <br />McMillan asked what the dimensions are on the sun room. <br /> <br />Brunello stated he does not have that in front of him. <br /> <br />Walsh indicated it is 12’/6” x 12’. Walsh stated the applicant could also go 10’ x 12’ or 12’ x 14’ if he <br />pushes it out. <br /> <br />Brunello stated he is attempting to avoid long, unattractive walls. <br /> <br />Levang stated she understands he would like it to be that size but that she is looking at the encroachment <br />into the side setback. <br /> <br />Barnhart stated the Council can either approve the resolution as written or direct Staff to rewrite the <br />resolution. <br />
