<br />Page 18 of 19 <br />L. Park Dedication The City Code requires dedication of 8% of the land as public <br />park, or payment of the equivalent value in cash. The City Council has determined <br />there is no need for dedication of land from the proposed development. Therefore, <br />payment of the standard Park Dedication fee for 27 new building lots will be <br />required; the current fee ranges from a minimum of $3,250 and a maximum of <br />$5,550 per lot, for a potential total fee of $87,750 to $149,850.* The Park <br />Dedication Fee is due at the time of final plat approval. <br />* As of the date of this writing, the City Assessor has not established a fair market value for <br />the property pre-development. The figures shown reflect the minimum and maximum <br />potential amount of the Park Fee. <br />M. Sewer and Water Connection Charges. Municipal sewer and water utilities are <br />planned to be extended in 2017 to serve development at this site and properties <br />further east. Based on the estimated costs of construction of the extensions and <br />apportioned between the three properties expected for future development, <br />preliminary connection charges for the applicants’ site are estimated at $307,878 <br />for municipal water and $220,567 for municipal sanitary sewer. These <br />amounts will be due and payable at the time of final plat approval. <br /> <br />4. This General Concept Plan and Preliminary Plat approval is based upon the known issues <br />that may affect this project, but this approval does not limit the City from revising or <br />amending these conditions as the review process continues. <br /> <br />5. This General Concept Plan Approval resolution approves the development concept subject <br />to the applicant meeting the requirements of this resolution and all other requirements of <br />the City. This resolution does not constitute approval of the rezoning. Such approval shall <br />only be considered when the City Council finds that all “Conditions for Development Plan <br />Approval” as identified herein have been met. <br /> <br />6. This General Concept Plan Approval shall be effective until ________________, 2017 per <br />the provisions of Zoning Code Section 78-628. If General Development Plan and Final <br />Plat Approval is not granted by that date, the terms and conditions of this resolution shall <br />be null and void. The City Council at its sole discretion may extend this effective period. <br /> <br /> <br /> <br /> <br />
