Your application is incomplete. Per our conversation today,the following items must be submitted or revised in order <br /> for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. The submitted certificate of survey is missing some information as follows: <br /> a. First Floor Elevation (FFE). Please have the FFE shown on the survey. <br /> b. Floor Area Ratio (FAR). We believe the FAR meets the 0.4 limitation for Glendale Cove, however, please <br /> provide the FAR analysis on the survey. Attached is a copy of the City's minimum survey requirements <br /> and a portion of the development agreement regarding FAR. <br /> c. A modified plan was dropped off today, March 14, 2014 including a deck and stairs. Please add the deck <br /> and stairs to the survey and submit two,full size copies for us to review. <br /> 2. Wetlands. There is a wetland and required buffer within the subject property. We understand Wetland Buffer <br /> signs are being purchased from the Minnehaha Creek Watershed District (MCWD) and will be placed on the <br /> property per the attached Wetland euffer Monument Exhibit. Also attached is the City's Wetland euffer Exhibit <br /> showing the No Mow / Buffer line which corresponds with the signage required by the MCWD. Both of these <br /> exhibits will be attached to the building permit when it's issued. <br /> ✓� 3. Building Plans. Please submit two, full-size copies of the building plan sheet which includes the new deck and <br /> stairs. <br /> � Property Owner. According to Hennepin County records the property is owned by Alpine Capital; however the <br /> ^ building permit application lists the owner as Advanced Home Exteriors, Inc. Please provide documentation <br /> 3.� � showing proof of ownership. <br /> 5. Escrow& Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal of <br /> an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for <br /> f out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance <br /> � with City Code Chapter 79 relating to erosion control and stormwater.The required escrow amount for this project <br /> 3•1� is $2,500. The escrow agreement is enclosed. The property owner must sign the escrow agreement and submit a <br /> check for$2,500. <br />
