Staff conducted a preliminary review based on the information provided and recommends the following <br /> items be submitted or revised in order for your application to be considered complete and for the plan review to <br /> continue: <br /> 1. Certificate of Survey. The City Engineer has reviewed the survey and made the following comments. Please <br /> provide two copies of an updated,full size certificate of survey which meets all of the City's survey standards <br /> (enclosed)addressing the comments below. <br /> a. Proposed grading plans should be indicated with directional arrows of proposed surface drainage <br /> (1' contours on lakeshore properties, 2' on all others). The source for all topography must be <br /> indicated on the survey. Provide additional contour intervals as needed in flat areas to show <br /> drainage patterns. <br /> b. Existing topographic contours must extend 50' outside of lot lines on all lots. <br /> c. As drawn the survey appears to depict proposed grading beyond the erosion control measures and <br /> beyond the property boundaries. <br /> d. It appears that existing topography is not depicted. <br /> e. Please correctly label the 35'wetland buffer(incorrectly labeled euffer Impact Setback <br /> Also a portion of the silt fence is located in the drainage and utility easement, please move the silt fence <br /> location out of the drainage and utility easement. You should coordinate with the Minnehaha Creek <br /> Watershed District to obtain Wetland Buffer signage, discuss signage placement and show it on the survey. <br /> 2. Floor Area Ratio (FAR) Calculation. The square footages shown on the survey don't match the square <br /> footages shown on the building plans. Please correct and resubmit. <br /> PLEASE NOTE, NEW 2015 PERMIT REQUIREMENT: Prior to the commencement of a� exterior/landscaping <br /> improvements, i.e. patios,grading, sidewalks, retaining walls, etc., a Zoning Permit will be required. <br />
