DIVISION 1 - GENERAL REGlUIREMENTS <br /> A. Contractor to pay all applicable permits. <br /> B. Contractor shall provide and pay for temporary heat, electrical, water and toilets as <br /> required for construction. <br /> C. Contractor shall provide for general labor as needed. <br /> D. Contractor shall provide for both continuous temporary and a final cleaning, including <br /> glass of home, prior to closing. <br /> E. Contractor shall provide the following insurance coverages: <br /> 1. Comprehensive general liability: <br /> a. Bodily injury: $1,000,000/1,000,000 <br /> b. Property damages: $1,000,000/1,000,000 <br /> c. Personal injury: $1,000,000/1,000,000 <br /> Shall include Premises-Operations, Independent Contractor's Protective, <br /> Products and Completed Operations, and Broad Form Property Damage. <br /> 2. Automobile Liability: $500,000 combined single limit. <br /> 3. Umbrella Liability: $1,000,000. <br /> 4. Builder's Risk Insurance: Cost of work. <br /> F. Contractor to provide for any safety rails, temporary stairs, temporary roads, etc. <br /> required to construct home. <br /> G. Contractor to provide for survey and construction staking as required. <br /> H. The general conditions herein set forth shall apply to any contract given under these <br /> specifications and shall be binding under these specifications and shall be binding <br /> upon every sub-contractor as well as the Contractor. The plans, elevations sections <br /> and detail drawings, together with these specifications, are to form the basis of the <br /> contract and where the plans and specifications differ, then in that event the <br /> specifications shall govern. <br /> I. These specifications contain certain "allowances." An allowance is a sum of money <br /> included in a line item to cover a range of selections. It is used because certain <br /> construction costs are impossible to ascertain in advance of contract signing. Any <br /> unused portion of an allowance is credited to the contract amount, any overages to <br /> be added. Contractor will constantly update buyer as to cost status of selections <br /> made under allowance line items. <br /> J. Change Orders - Any work that deviates from the plans or specifications will be <br /> done by a written change order signed by both Contractor and the Owner. Selections <br /> will be made in writing with any adds or deducts put in writing before final selection is <br /> made. <br /> K. The Owner may be required to make additional cash deposits on special or custom <br /> orders in the selection process. <br /> L. Alternates are optional items indicated on the Drawings that shall be an add to the <br /> Contract or a deduct from the Contract. The following add alternates are included: <br /> 1 . Modification to the driveway as indicated on the Plans. <br /> 2. New brick paver entrance walk as indicated on the Plans. <br />
