' MINUTES OF THE <br /> � ORONO CITY COUNCIL MEETING <br /> Monday,December 9,2013 <br /> 6:30 o'clock p.m. <br /> (9. #I3-3637 WILLI ABBOTT ON BEHALF OF THE BROADWAY GRDUP, LLC, 2350 <br /> WATERTOWN ROAD,AND�WILLOW DRIVE NORTH—PRELIMINARY SUBDIVISION, <br /> Continued) <br /> Abbott indicated he has already spoken to the Martins and told them they would be given that piece of <br /> property if it was not needed for this development. Abbott stated even if there is a walking easement put <br /> over that property, it would still be given to the Martins, but the Planning Commission felt a trail in that <br /> area would not be needed and he understands why people may not want a walking trail close to their <br /> house. <br /> McMillan noted there is an existing driveway to the house. <br /> Abbott stated the elimination of that driveway would bring added value to the Martins property and the <br /> other adjoining piece of property. <br /> Levang stated typically Orono has developers who want to construct large homes on large lots and that <br /> this proposal is a nice change. Levang asked whether some of the homes will be three stories. <br /> Abbott indicated there would not be any three stories and the homes would be approximately 2,300 to <br /> 3,000 square feet on two floors. Abbott indicated they would not say no to a rambler but that the 15 <br /> percent limit would limit the number of lots where a rambler could be built. Abbott stated on Lots 1 and <br /> 2, Block 2, there might be some ramblers. Lots 1 through 5 would all be walkouts. <br /> Levang asked if he is proposing three stories on the walkouts. <br /> Abbott indicated there would not be three stories. <br /> Bremer asked if he is saying that it would be up to the person who purchased the lot to decide what type <br /> of home to build. <br /> Abbott stated it would be two stories above the wa(kout. <br /> Bremer noted the Citv would not allow three stories above the basement. <br /> McMillan noted the basement would have to have at least 50 percent dirt around it not to qualify as a <br /> story. <br /> Gaffron state the majority of the homes that are depicted appear to be a story and a half. <br /> McMillan stated he would be able to do two and a half stories or two stories and a walkout. <br /> Abbott stated their plan at this point is attempting to show more roof detail and that he is attempting to <br /> build the homes a little smaller with more jazzed up rooflines. <br /> Levang asked what the difference between the Glendale Cove development and this development would <br /> be. <br /> Page 21 of 35 <br />
