Christine and I have discussed your project and the communications from the City you have <br /> received to date. I understand that it may seem as though the permit process is taking longer than you would expect. <br /> But iYs difficult for us to compare or comment on requirements or timing for permit turnaround in another City. As you <br /> pointed out each City is different. <br /> Regarding your permit request, the initial plan was drawn on a septic system sketch. Our requirement is for submittal of <br /> a survey to show proposed plans and grading. We received a revised survey yet have not received all of the information <br /> requested in our April 24th letter, namely wetland buffer setback lines on the survey. Further, upon receiving the survey <br /> dated 6/06/12 we had additional questions regarding what was existing and what was proposed as well as questions <br /> about the hardcover calculations resulting in our June 22"d letter to you. We received the wetland delineation report and <br /> escrow, thank you. Please submit the MCWD approval of the wetland delineation for our file once you receive it. <br /> I hope our June 22"d letter was specific enough for you to communicate our requirements with your contractor and/or <br /> surveyor to submit the remaining items in question: cubic yards of earth movement, wetland buffer setback line, <br /> hardcover calculation and existing/proposed site improvements clarification (which stone borders and walls are existing <br /> and which are proposed, etc). I spoke with our City Engineer this morning and his recommendation, in addition to what <br /> has been requested, is for your surveyor to clarify top and bottom of the retaining walls around the proposed pool so we <br /> can assure there will not be a structural integrity issue. <br /> If your contractors have questions, please direct them to me so I may clarify and avoid any further delays. Because of <br /> the size/area of the project disturbance and additional hardcover added to the site, your pool project will require a <br /> wetland buffer improvement plan. It appears (from aerial photos) some or all of the required 16.5' buffer area is grass <br /> this area must be replanted with native buffer vegetation; and there are improvements (stone borders) which encroach <br /> within the buffer. The square footage of these existing improvements must be mitigated for in another area or removed. <br /> I have pasted the wetland ordinance below for your reference. Your surveyor should show the square footage of the <br /> area of impact as well as the area for buffer mitigation. <br /> Once we have a complete application the turnaround time to issue can be very short. <br /> I apologize for any inconvenience.
