Staff conducted a preliminary <br /> review based on the information provided and recommends the following items be submitted or revised in order for <br /> your application to be considered complete and for the plan review to continue: <br /> 1. Wetland. Based on our available information, it appears there is a wetland within the subject property. This <br /> wetland appears to be located within 150 feet of the proposed project. Because Orono City Code requires a <br /> 35-foot setback from any wetland for structures or hardcover, the location of the wetland must be indicated <br /> on the survey. Setbacks must be verified with wetland delineation information. <br /> Leve12 Delineation is required. A Leve12 delineation must include the exact surveved boundarv of the <br /> wetland shown on the certificate of survey. <br /> 2. Certificate of Survey. After a wetland delineation has been completed, submitted to, and approved by the <br /> Minnehaha Creek Watershed District(MCWD)the delineated edge should be shown on the survey in addition <br /> to the 35-foot setback. The survey should also show the current septic location. Please provide two copies of <br /> an updated,full-size certificate of survey which meets all of the City's survey standards. A copy of the City's <br /> survey standards are enclosed. <br /> 3. Landscape Plan. Will there be any other changes to the landscaping with the proposed deck addition? If so, <br /> the City requires a landscape plan be submitted showing all the proposed exterior/fandscaping improvements, <br /> i.e. patios, grading, sidewalks, retaining walls, etc. The plan should include the name of the individual <br /> performing the work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan <br /> should also be reflected on the survey. <br /> 4. Unapproved Improvements within the Wetland and Drainage&Utility Easement. The survey shows retaining <br /> walls and a fire ring which appear to be within the wetland and drainage and utility easement. Structures <br /> and/or hardcover are not permitted within a wetland or drainage and utility easement. The improvements <br /> were not permitted and must be removed. Please work with the Minnehaha Creek Watershed District to <br /> restore the disturbed wetland. <br />
