The 150'Natural Environment lake setback was adopted after the residence <br /> w�as built. <br /> B. Hardcover in the 75-250' setback zone will increase to 12,349 s.f. (24.8%), <br /> below the allo�ved 25%. <br /> C. Hardcover in the 2�0-500' setback zone will increase to 726 s.£ (17%), <br /> , below the allo�ved 30%. <br /> D. The structural coverage on the property will be 12.6%, below the allowed <br /> 15%. <br /> E. The existing septic system must be partially relocated to avoid encroachments <br /> by the planned room addition. <br /> 5. The City Coucicil finds that the conditions existing on this property are peculiar to <br /> it and do not apply generally to other property in this zoning district; that grantin� <br /> the variance will not ad��ersely affect traftic conditions, light, air, nor pose a fire <br /> hazard or other danger to neighboring property; would not merely serve as a <br /> convenience to the applicants, but is necessary to alleviate a demonstrable hardship <br /> or difficulty; is necessan- to preserve a substantial property right of the applicant; <br /> and would be in keepin� �r�ith the spirit and intent of the Zoning Code and <br /> Comprehensive Plan of the City. <br /> 6. The City Cotmcil has considered this application includin� the findin�s and <br /> recommendations of the Planning Commission, reports by City Staff, comments by <br /> the applicants and the effect of the proposed variance on the health, safety and <br /> welfare of the communitt•. <br /> CONCLUSIO\S, ORDER, AND CONDITIONS <br /> Based upon one or more of the above findings, the Orono City Council hereby grants a <br /> variance to Municipal Zoning Code Section 10.56, Subdivision 16 (C)(1) to allow replacement of <br /> a deck and addition to the �vest end of the residence that are both located �vithin 150' of a Natural <br /> En�•ironmental lake.
