Dedication to the City of a Flowage and Conservation Easement <br /> providing for limitations on the use of wetlands and <br /> drainageways described therein and shown on the plat as <br /> "drainage easements " . <br /> 6 . Dedication to the City of an open space easement over Outlots <br /> A and B to fulfill the density requirement for 17 residential <br /> units in _ the RR-1B rural residential zoning district <br /> requiring two acres of dry contiguous land per unit. <br /> 7 . Creation of private covenants restricting riparian use of <br /> French Lake and the use of shareci commons area . <br /> 8 . Execution of a Subdivider ' s Agreement providing for <br /> installation of certain improvements as a condition of <br /> subdivision approval . <br /> 9 . Payment to the City of a Park Dedication Fee in the amount of <br /> 3 , 400 . 00 . <br /> 10 . Payment to the City for the legal review and filing of the plat <br /> easen-�ents and covenants in the amount of $100 . 00 . <br /> NOW, THEREFORE, BE IT RESOLVED, that the City Council of the <br /> City of Orono hereby approves the plat-. of French Creek, Hennepin <br /> County, rlinnesota ; subject to the following conditions : <br /> l . Access to all residence pads shall be via the plat road. <br /> 2 . Subdivider must stake all drainfield envelopes prior to any <br /> land alterat�on. <br /> 3 . The aforesaid plat shall be f iled by the City of Orono with the <br /> Hennepin County Recorder ' s Office on or before April 29 , <br /> 1985 , together with a certified original copy of this <br /> Resolution and executed copies of the easements and <br /> covenants noted above. <br /> The approval granted by this Resolution shall expire if the <br /> plat has not been filed by the date specified above.
