The home location on the lot, initiated by a request fram the City to move <br /> the home away from the public utilities, has caused the necessary request of this <br /> variance. <br /> 12. "The granting of such variance will not merely serve as a convenience to <br /> the applicant, but is necessary to alleviate demonstrable dffficulty." <br /> The applicant owner has designed tf�e home to fit around demonstratabfe <br /> difficuEties. The public utilities that serve#his area run along the nane lakeside in <br /> a unique driveway easement and cross the praperty to the south side. <br /> The crossing of these utilities along the south por�ion of the lot provided a <br /> challenge and did demonstrate difficulties that we have addressed through <br /> floorplan design (i.e. contained to a two car garage and putting the additionat <br /> outside storage stadced under this area and reduc#ion in size of a porch on the <br /> north side of the home to protect a large tree). We also considered the house <br /> location to best blend the topog�aphy changes with the surrounding properties. <br />
