The proposed home would extend into the require lake yard 11 feet, <br /> reduce the rear yard setback to 11 feet (30 required), and include 17% structural coverage <br /> where 15% is permitted. <br /> Staff Recommendation: If the Planning Commission supports the lake and rear yard <br /> encroachments and the structural coverage variance, staff recommends approval of the lot <br /> area variance.
