Plat Map <br /> In 2012 the property at 400 Willow Drive South was subdivided resulting in 3 buildable lots and two <br /> outlots. One outlot was created for roadway purposes (Outlot B), the second (Outlot A) was created <br /> to sell to the adjacent property owners: the Bowmans. Unfortunately at the time of the final plat <br /> approval the details of the sale of Outlot A had not been resolved. The parties have now reached an <br /> agreement regarding the outlot and wish to divide Outlot A into two separate pieces each 15 feet <br /> wide. Sowada plans to sell the western portion to the Bowmans to be legally combined with their <br /> 400 Willow Drive property. The remaining, eastern 15-foot portion will be combined with Lot 2, <br /> Block 1, Wlllow Hill. <br /> Lot Area Analysis <br /> Property Existing Area Proposed Area <br /> 450 Willow Dr S (Bowman) 0.54 acre 0.58 acre <br /> 2300 Willow Hill Dr(Sowada) 5.42 acres 5.46 acres <br /> Outlot A 0.08 acre Split into 2, 15' halves. <br /> West 15' (0.04 acre)to Bowman <br /> East 15' (0.04 are)to Sowada <br /> Total 6.04 acres 6.04 acres <br /> Conformance with Zoning Ordinance <br /> Outlot A was platted as Outlot A of Willow Hill in 2012. The final plat resolution states that "Outlot <br /> A is not a buildable lot in and of itself, and is created for the sole purpose of sale to the adjacent <br /> property owner to the immediate west as additional land to be combined with that neighboring <br /> property°. Outlot A is being split in order for the property at 2300 Willow Hill to maintain control of <br /> and preserve the existing tree stand on the eastern portion of the outlot. Outlot A does not abut <br /> any public or private roads, and is not proposed for development. There are no buildings or <br /> improvements on Outlot A, and none are proposed. <br /> Applicants request City approval to detach the western 15 feet of Outlot A for attachment to the <br /> Bowman property; the eastern 15 feet is proposed to be attached to the 2300 Willow Hill property. <br /> They request doing this as a simple lot line rearrangement rather than as a re-plat, noting that there <br /> is no intent to build anything on any part of Outlot A. The applicants have provided new legal <br /> descriptions for both the Bowman and the Sowada properties which incorporate their respective <br /> portions of Outlot A. The current status of Outlot A as an "outlot" means that no part of it can be <br /> built on without a future re-plat to make it a buildable Lot. Merely splitting off part of the Outlot <br />
