The estimated cost of proposed street and utility improvements must be submitted as part of the Final <br /> Plat process for determination of the total Letter of Credit amount. A Letter of Credit written to <br /> 150% of cost of improvements must be submitted prior to any land disturbing activities. <br /> 7. The proposed construction has the potential to adversely impact the wetland which will trigger the <br /> wetland protection ordinance requirements.Therefore,the following should be considered: <br />' a.'• Tfiis wetland is listed as a"management 1" wetland in the MCWD's Functional Assessment ' <br /> of Wetlands inventory,which requires a 35 foot buffer and 20 foot siructure setback. The <br /> buffer and setback is depicted correctly on the Preliminary Plat. <br /> b. A Wetland Delineation Report must be submitted for review to confirm dominant vegetation <br /> and identification of invasive species listed for control in the Vegetation Management Plan. <br /> If no other invasive species are listed in the Wetland Delineation Report,the Vegetafion <br /> Management Plan is acceptable as proposed. <br /> c. Wedand Buffer markers should be placed at the upland boundary of the buffer edge located <br /> at lot lines and changes of buffer edge direction and spaced a maximum 200 feet apart. <br /> d. Estimated landscaping costs for vegetation management and buffer establishment will need <br /> to be submitted for determination of total Letter of Credit amount as part of the Final Plat <br /> ���r . process. � �� <br /> 8. Per the Conservation Design Report,trees along the intermittent creek, CSAH 6, and the norfh �� <br /> property line should be preserved to prevent stream bank erosion,provide noise reduction from <br /> traff'ic,and provide screening. Conservation Easements would allow for preservation of trees in <br /> these areas. . . . <br /> . 9. Septic reports indicating suitable primary and alternate sites for on-site sewage treatment systems <br /> must be submitted for review and approval. <br /> 10. Proposed well locations should be shown on the Final Plans. Wells must be setback 3 feet minimum <br /> from structures and 50 feet minimum from septic systems. <br /> 11. The existing barn should be removed prior to Final Plat approval. � <br /> 12. The applicant will be required to obtain Hennepiri County approval and pernutting for connection to <br /> CSAH 6 and installation of the culvert in County Right-Of-Way.
