While the property owner has family owned property directly to the east, there is no <br /> additional land available to make this property conforming in a way which would not create an <br /> awkward or unusable configuration or make another property nonconforming. <br /> Front&Rear Yard Setback Variance <br /> The subject property is a 1.48 acre property in the 5 acre zone; the width of the property <br /> exceeds the minimum 300 feet by approximately 70 feet. The proposed home will meet/exceed <br /> the required 50-foot side setback requirement by proposing 78' setback thus lessening the <br /> impact of the new home on the adjacent properties. While there are a few homes set far back <br /> off of Watertown Road, the proposed 50-foot front setback for the home appears to be <br /> consistent with the location of a number of the homes along Watertown in the immediate area. <br />
