We are unable to issue the permits as currently proposed, please see the detail below. <br /> • in ground v00% According to the submitted survey, dated September 12, 2012, the proposed in-ground pool is <br /> located ahead of the average lakeshore setback line. According to City Code Section 78-1279(6) all structures must <br /> meet the average lakeshore setback as defined. Please revise the plan so the proposed in-ground pool is located <br /> behind the average lakeshore setback or apply for a setback variance. <br /> • Poo/house foundation: Your permit request is for the foundation of a pool house only.The proposed pool house <br /> plans reflect a full bathroom which includes bathing facilities(shower). A conditional use permit(CUP) is required for <br /> bathing facilities within an accessory building. A permit will not be issued for the foundation of a structure without <br /> approval of the structure itself and currently the plans include a full bathroom. If you would like the permit to be <br /> issued at this time, the bathing facilities must be removed from the plan. You may apply for a CUP, and following <br /> CUP approval by the City Council, the bathroom/bathing facilities can be added back into the plan. A separate <br /> plumbing permit will also be required at that time. <br /> • �ntrance monuments: According to the submitted plans dated September 28, 2012 the proposed entrance <br /> monuments are approximately 8.5' in height to the top of the light fixture. The maximum height allowed is 8 feet <br /> including any fixtures. The plans for the monuments must be revised to meet the height limitation. <br /> In summary, your applications are incomplete. Please provide revised certificates of survey and construction plans addressing <br /> the issues outlined above. The requested permits involve grading and require submittal of an escrow and an escrow <br /> agreement, The purpose of the escrow is to guarantee reimbursement to the City for out-of-pocket costs incurred during the <br /> review of your plans. Additionally this escrow will guarantee conformance with City Code Chapter 79 relating to erosion <br /> control and stormwater. The required escrow amount for the projects is $2,500.00. The escrow agreement is enclosed. The <br /> propertyowne�must sign the escrow agreement and submit a check for$2,500.00.
