Staff <br /> conducted a preliminary review based on the information provided and recommends the following items be <br /> submitted or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Our engineer has reviewed the survey and has the following comments: <br /> a. The subject plans depict a new garage on the opposite side of the home; however the plans do <br /> not depict a driveway leading to the new garage. The new driveway should be included on the <br /> plans. Reference City Code Section 18-136 (copy enclosed)for residential driveways, approaches <br /> and turnaround requirements. A new curb cut onto Ferndale Road North will need to be approved <br /> by the City Engineer. <br /> b. Erosion/perimeter sediment control should be depicted on the plans. <br /> c. Both septic areas should be protected with orange snow fence or something similar during <br /> construction. <br /> d. The surveyor notes the driveway location is approximate due to being partially covered with snow <br /> and ice. Are there any patios or other hardcover improvements on this property? If so all should <br /> be show. <br /> 2. Landscape Plan. Will there be any changes to the landscaping with the proposed additions? If so, the <br /> City requires a landscape plan be submitted showing all the proposed exterior/landscaping <br /> improvements, i.e. patios, grading, sidewalks, retaining walls, etc. The plan should include the name of <br /> the individual performing the work. Any proposed patios, grading, sidewalks, retaining walls shown on <br /> the landscape plan should also be reflected on the survey. See sidewalk requirements under Item 3b <br /> below. <br /> 3. Hardcover Calculations. <br /> a. The property is located in Tier 3 of the Stormwater Quality Overlay District which limits hardcover <br /> to 35%. Please have the surveyor prepare hardcover calculations showing existing and proposed <br /> hardcover using the City's Hardcover Calculation Worksheet. Enclosed is a copy of the City's <br /> hardcover information packet. <br /> b. According to City Code Section 78-1683 (copy enclosed) a minimum of a 24 inch sidewalk <br /> connecting the front door to the driveway must be included/shown. <br /> / <br />
