Sec. 78-1601 of the Wetland Protection Ordinance, the proposed construction on this lot <br /> trigger's the ordinance due to the following proposed work: <br /> o Disturbed property drains towards the wetland. <br /> o Grading exceeds 50 cubic yards. <br /> o Net increase in the square footage of impervious surface area. <br /> The following is a summary of the issues that exist with the current plan submitted to the City, and the <br /> requirements per the Wetland Protection Ordinance to be in compliance. <br /> 1. Currently some locations of the proposed slopes of the buffer adjacent to the wetland <br /> are approximately 1.5:1 to 2:1, which result in the buffer having reduced <br /> effectiveness to retain nutrients and sediments. The current design does not meet <br /> the requirements of Division 3. Buffer Areas. Sec 78-1605. (2). <br /> Requirement: A reconfiguration, reduction or slope modification to create slopes of <br /> 4:1 or flatter within the buffer. <br /> 2. Currently the plan shows grading within the buffer, and a portion of the buffer may be <br /> turf area, which is not acceptable per Sec. 78-1605 (1) Acceptable buffer areas. <br /> Requirement: A landscaping plan needs to be submitted to the city for the <br /> buffer area. It should meet the minimal standards provided in Division 3. Sec <br /> 78-1605 (3). <br /> 3. There are several area drains provided for the new impervious surface being created <br /> as part of the project. Depending on discharge locations this may not be in <br /> compliance with Division 5.
