MEMORANDUM <br /> To: Lyle Oman, Building Official <br /> Willie Gibbs, Septic Systems Inspector <br /> Street File, 2690 Fox Street <br /> Copies: Gary Peterson <br /> A1 Kestner <br /> From: Mike Gaffron, Planning Director <br /> Date: October 16, 2006 <br /> Subject: Administrative Lot Area Variance for 2690 Fox Street <br /> _ . � <br /> ---A TTACH THIS TO B UILDING PERMIT--- <br /> The above referenced property has a lot width of 264.0 feet and contains approximately 53,700 <br /> s.f. or 1.23 acres gross area, all of which is dry buildable land. The property is zoned RR-1B <br /> Rural Residential, requiring a lot width of 200 feet and a dry buildable lot area of 2.0 acres. <br /> Per Orono Zoning Code Section 78-72(b)(3) as amended by Ordinance No. 9, Third Series on <br /> May 24, 2004, the Planning Director has the authority to grant a lot area variance if the following <br /> conditions are met: <br /> 1. The lot area and lot width each meet at least 50% of the district standards. <br /> (This standard is met) <br /> 2. Suitable primary and alternate septic sites are identified on the property and are protected <br /> from future development by execution of a covenant. <br /> (Sites are identified and approved - see attached memo by Septic Systems <br /> Inspector Willie Gibbs, attached septic system design information, and site <br /> layout survey by Gronberg & Associates dated 7-14-06; covenant document <br /> to be executed by owner and filed in chain of title is attache� <br /> 3. All other zoning ordinance requirements must be met, including but not limited to the <br /> following: <br /> i. Setbacks (Met based on proposed site plan) <br /> ii. Hardcover (Not Applicable) <br /> iii. Lot coverage by structures limited to 15% of lot area(Met) <br /> iv. Accessory structure requirements (Proposed pool has a basin area of <br /> 684 s.f. and meets the required 10' rear setback) <br /> Based on the above, an administrative lot area variance is hereby approved, subject to execution <br /> of the covenant for protection of sewage treatment sites prior to issuance of demolition and <br /> building permits. <br />
