It appears,from the attached survey, that the lot is 3.36 acres in area. This would permit a single detached <br /> structure up to 1,600 s.f. in area and several additional (smaller than 999 s.f. each) structures up to an accessory <br /> structure maximum square footage of 3,200 s.f. for this lot. <br /> Setbacks for a building 1,000 s.f. or above would be the principal structure setbacks for the RR-1B zone—30' side and 50' <br /> rear. Structures between 750-999 s.f. need to meet a 15 foot setback from rear and side lot lines. Placement between <br /> the home and the front/street yard would require a variance. <br /> On this specific property the wetland ordinance would come into play as well City Code Section starting at 78-1601. The <br /> project may trigger buffer requirements.
