Certificate of Survey. A survey dated 9-10-2015 was provided. The project does not qualify for the survey <br /> exemptions in City Code Section 86-68 (copy attached). The survey from 2015 does not meet the City's survey <br /> requirements for new structures or expansions of an existing structure. <br /> a. Because a new house is being constructed at 1220 Bracketts Point Road the average lakeshore setback <br /> is not shown correctly. Please revise. <br /> b. There are proposed landings which appear to be within the 75' setback which are not shown on the <br /> survey. Hardcover is not permitted within the 75' setback. <br /> c. The addition and all changes/improvements must be shown, including grading. <br /> Please provide two copies of an updated, full-size certificate of survey which meets all of the City's survey <br /> standards (enclosed) indicating the location of the proposed addition and any proposed grading. Please note, <br /> our engineer has not reviewed the survey,so additional comments may be forthcoming. <br /> 2. Landscape Plan. Will there be any changes to the landscaping with the proposed screened porch addition? If <br /> so, the City requires a landscape plan be submitted showing all the proposed exterior/landscaping <br /> improvements, i.e. patios, grading, sidewalks, retaining walls, etc. The plan should include the name of the <br /> individual perForming the work. Any proposed patios, grading, sidewalks, retaining walls shown on the <br /> landscape plan should also be reflected on the survey. <br /> 3. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District which <br /> allows 25% of the gross area of the lat to be covered in hardcover. Existing and proposed hardcover <br /> calculations from 28-Ju1-15 were submitted. Please have the surveyor prepare updated hardcover calculations <br /> for the project. Enclosed is a copy of the City's hardcover information packet. <br /> 4. Escrow&Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal <br /> of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City <br /> for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee <br /> conformance with City Code Chapter 79 relating to erosion control and stormwater. The required escrow <br /> amount for this project is$2,500. Please note,we acknowledge the receipt of$2,500 from Charles Cudd Co <br /> LLC for the escrow, but be aware per the Cit�s policy the money will be refunded to the property owner. <br />
