Staff conducted <br /> a preliminary review based on the information provided and recommends the following items be submitted or revised <br /> in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Our engineer has reviewed the survey and has the following comments: <br /> a. The construction entrance depicted should be a rock construction entrance and the roadway kept clear of <br /> debris. <br /> b. The grading plan shows a potential for stormwater to be directed onto the neighboring property to the <br /> northwest. Please have the survey updated to show a drainage pattern keeping the stormwater runoff on <br /> the subject property. <br /> c. Please have the survey updated to show the house to the northwest and the distance of that house to the <br /> lake for determination of the average lakeshore setback. <br /> d. The MCWD permit shows tree protection on the north side of the property between the house and the <br /> property line,yet the survey shows proposed grading in the area. Please clarify. <br /> e. Show the location of the well. <br /> 2. Landscape Plan. A landscape plan was submitted, but it doesn't match the survey. <br /> a. Landscape Rocks. The survey shows landscape rocks which are not shown on the landscape plan. <br /> Have the landscape rocks labeled as existing or proposed and reflected on both the survey and <br /> landscape plan. <br /> b. Path to Lake. The landscape plans depicts a path to the lake. This should be shown on the survey. <br /> The landscape plans depicts it as lighted path. Describe how the path is going to be constructed — <br /> grass, mulch, an edging proposed,etc. <br /> Prior to the issuance of the building permit a landscape plan must be submitted showing all the proposed <br /> exterior/landscaping improvements, i.e. patios, grading,sidewalks, retaining walls, etc. Any proposed patios, <br /> grading, sidewalks, retaining walls shown on the landscape plan should also be reflected on the survey. <br /> 3. Entrance Monuments. The proposed entrance monuments are 36 square feet where 25 square feet is allowed. <br /> Please refer to City Code Section 78-1405(9), copy enclosed. <br /> a. Please have the size of the entrance monuments updated to meet City Code standards and reflected <br /> on an updated survey. <br /> b. Also note,a separate building permit must be submitted and approved prior to the construction of the <br /> entrance monuments. <br />
