The
plans are dated 11-12-10. We have the following comments with regards to engineering
matters:
• At the direction of ciry staff, our 12-3-09 site plan review assumed that the proposed /
retaining walls over four feet in height were to be cast in place concrete and integral to ,
the home's foundation. The retaining wall layout has changed significantly from the
approved grading plan and the as-built drawing indicates that these can not be integral
to the house foundation. Engineered design and details should be submitted for review
and approval for all retaining walls over four feet in height, and for all tiered walls with a
separation of less than two times the wall height. All retaining walls except the driveway
wall and the one located at the southeast corner of the house appear to need an
engineered design. Since these walls are already constructed, an engineer will need to
certify that the walls were installed according to an acceptable engineered design.
• The area draining to the low point adjacent to the southeast corner of the house is
significantly larger than proposed. The installed drainage system should be evaluated by
an engineer to show adequate drainage capaciry and home protection.
If you have any questions, please call me at(651) 604-4894 or send an email to
darren.amundsenCabonestroo.com.
Yours very truly,
(h—____;_._._ -'-_
Darren Amundsen
Cc: Tom Kellogg
Chris Mattson
