I have some information for you. Your house seems to be approximately 135 feet <br /> horizontally set back from the 932'contour at the bottom of the hill toward the creek. Elevation-wise it appears to be at <br /> or above the 946'contour or about 14-feet higher than the creek. I have attached a few resources: <br /> 1. A FIRMette map which I obtained from FEMA's website; <br /> 2. An aerial map showing the FEMA 100-year floodplain line (in red), the topographic contours of your property, and <br /> the house location; and <br /> 3. The FEMA preliminary FIRM map. <br /> I hope the attachments don't confuse the issue, but the preliminary FIRM map (#3 above) is more detailed than the <br /> FIRMette I attached (#1 above). However, to my knowledge the preliminary FIRM map hasn't been officially adopted by <br /> FEMA for regulatory use. Although not adopted, it is still quite useful as a tool to assist homeowners with questions such <br /> as yours. It also appears that a wetland delineation was conducted in 2012. I will send that documentation to you in a <br /> separate email due to size constraints. Based on the FIRM maps and the wetland delineation, if you are working within <br /> the existing footprint of the home, you should have no floodplain or wetland issues. <br /> I don't have a good understanding of the type of project you're contemplating. To better inform you of the City's <br /> regulations on things such as property line setbacks, height, hardcover limitations etc I've attached a link to the Plannin <br /> Department page which provides some informational handouts.
