Vote: Ayes 4, Nays <br />0. <br />( #9) #2272/2277 WYATT MOE,1230 SPRUCE PLACE - SUBDIVISION OF A LOT <br />LINE REARRANGEI%IENT - VACATION - VARIANCES - RESOLUTION NO. <br />3948, 3963, AND 3950 <br />Nancy Moe was present, along with JoEllen Hun. <br />Gaffron indicated that Staff has prepared a final resolution for approval for Council <br />review, instead of conceptual approval only. <br />Huff said she has not read the resolution, but applicant agrees with the discussion, <br />• conditions, and the Planning Commission recommendation. <br />Gaffron said the application is a metes and bounds subdivision. It includes vacation of a <br />dedicated portion of right -of -way and park with another portion to be rededicated. It <br />also includes a subdivision of a lot line rearrangement to balance out the size of the two <br />lots. Required are lot area, lot width, and hardcover variances for the southern lot. The <br />two lots are sewered and are separate tax parcels. The cabin on the southern property <br />will be replaced with a new home. The vacation will accommodate Spruce Place, and <br />provision will be made for a sewer line easemeaL <br />is <br />The lot to the south will increase to about 112 acre. The northern lot will decrease down <br />to 2/3 acre. While the setbacks for the south lot will be met, hardcover will be at 37.7% <br />in the 75 -250' setback, where 25% is allowed. This is not unusual in this LR -1B Zoning <br />District. The Planning Commission was in agreement with the tradeoffs. The resolution <br />provides the findings and conditions and includes the vacation and rededication. <br />9 <br />
