MINUTES OF THE REGULAR ORONO CITY COUNCIL <br />MEETING HELD ON MAY 27,1997 <br />• ( #7 - #2221 Sven Wasberg - Continued) <br />Van Zomeren said the Planning Commission recommends approval as noted in items 1 -7 <br />in the Staff memo. <br />Jabbour asked about the opinions of the neighbors. He was informed that Wasberg owns <br />the property to the west. The neighbors on the east originally were concerned with the <br />height of the structure but applicant has worked with the neighbor regarding landscaping <br />and setback. <br />Wasberg had no further comments to add. <br />Kelley was informed that the applicant also owns the property next door (to the west) <br />and will move from that residence to the new residence. <br />Goetten questioned the discrepancy in calculations and why the residence cannot be <br />moved out of the 0 -75' setback. Van Zomeren indicated that due to the lakeshore and <br />lagoon, there is no buildable pad. If the residence was moved behind the 75' setback, <br />there would be no turnaround area. <br />Goetten asked the square footage of the proposed residence. Van Zomeren said the <br />projected footprint is approximately 1200 s.f with an additional 500 s.f for garage. <br />• Wasberg indicated that the total square footage would be 2500. <br />Jabbour voiced concern with the heightened profile from the lakeshore from its existing <br />low profile. He noted the applicant's attempt to reduce hardcover but indicated there was <br />an increase in hardcover. Van Zomeren reported that the proposed residence meets the <br />height requirement for this zoning but recognized the major visual change. <br />40 <br />Jabbour indicated that the flavor of the community was changing. Goetten said she is <br />concerned with substandard properties in the area adding additional structural coverage. <br />She suggested the applicant be put on notice that no additional structural coverage be <br />added in the future. Van Zomeren noted that the applicant did reduce the hardcover. <br />Goetten agreed that the property presents a hardship but indicated larger lots are some <br />times needed for such projects. <br />Kelley was informed that the property is .439 (dry buildable) acres in the 1 acre zoning <br />district. Kelley noted the applicant owns the adjacent property; but due to the location of <br />the lagoon, a combination of lots would not assist this application. <br />Flint moved, Kelley seconded, to approve Resolution No. 3903.
