Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised <br /> in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. The City Engineer has reviewed the survey and made the following comments. Please <br /> provide two copies of an updated, full size certificate of survey which meets all of the City's survey standards <br /> (enclosed) and addresses the comments below: <br /> a. The retaining walls on the East side of the house appear to require an engineered design based on <br /> their proximity to each other and height. Walls four-feet or greater in height must be designed by a <br /> licensed professional, and plans must be submitted to the City for review. Tiered walls with <br /> separation less than two times the height of the upper wall shall be considered one wall. Attached is <br /> a copy of our retaining wall information handout. <br /> b. The abandoned well to be covered by the new driveway must be sealed by a icensed professional <br /> and confirmation of sealing provided to the city. Provide a plan for the East side of the property to ensure the roof and surface drainage does not run <br /> straight into the neighboring property. (i.e. show gutters and drain spouts or modify the grading.) <br /> d. Top of foundation (TOF) is not shown on the survey. In addition to listing the TOF elevation, please <br /> have the surveyor show on the survey the location point of the structure where TOF will be <br /> measured at the time of the foundation as-built survey. <br /> 2. Hardcover Calculations. The property is located in Tier 2 of the Stormwater Quality Overlay District. <br /> Hardcover information was shown on the survey, but we require the hardcover calculations to be shown on <br /> our hardcover calculation worksheets. Please have the surveyor prepare the hardcover calculations using our <br /> hardcover calculation worksheets. Attached is a copy of our hardcover information packet. <br /> 3. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement <br /> to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will <br /> guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required <br /> escrow amount for this project is $2,500. An updated escrow agreement is enclosed combining the Land Use <br /> application with the demolition and building permit applications. The property owner must sign the escrow <br /> agreement. No additional escrow money is needed at this time. <br /> PLEASE NOTE, NEW 2015 PERMIT REQUIREMENT: Prior to the commencement of a� exterior/landscaping <br /> improvements, i.e. patios,grading, sidewalks, retaining walls, etc., a Zoning Permit will be required. <br />
