Bockmann, 1130 Loma Linda Avenue - Variances - continued <br />Kelley stated that he did not object to the lot area or 2' average lakeshore variances, but did have <br />concerns about the side yard and hardcover variances. <br />Bockmann noted the hardcover variance was only for 3 %. <br />Jabbour commented that the side yard setback was a problem because the lot is adjacent to two <br />roads. <br />Kelley asked about moving the house to the north. Bockmann responded that the well is a <br />problem. <br />Jabbour noted that he had a call from a previous applicant who thought removing the driveway <br />meant that he could add to the house, based on the resolution. Van Zomeren responded that site <br />plans approved with hardcover could be added to the resolution as an exhibit but becomes <br />cumbersome in filing the resolution on the Chain of Title. Jabbour suggested referring to <br />structural hardcover when writing the resolution. Gaffron added that he had further comments <br />to make on this particular situation at a later time. <br />Bockmann asked if they need to reduce the hardcover to 25% in order to get approval. Kelley <br />responded that he would only vote for approval at 25 %. <br />Jabbour stated he would support a resolution eliminating one of the garage stalls. <br />Bockmann's son asked for suggestions for a driveway configuration that would allow for parking <br />of four vehicles. Jabbour left that up to the applicant. Kelley noted that eliminating one stall <br />would also eliminate some hardcover in the driveway. <br />Jabbour reiterated that the lot is not capable of supporting the proposed house. <br />Bockmann noted the structural coverage is actually less than the amount allowed. Van Zomeren <br />confirmed with Council that hardcover is the issue. <br />Peterson moved, Flint seconded, to approve Application #2363 for the property located at 1130 <br />Loma Linda Avenue eliminating the third garage stall (19' x 10') and hardcover in the driveway <br />in front of that garage stall; and directed staff to draft an amended resolution for Council <br />approval at the June 8, 1998 meeting.
