The plan has been revised slightly since Planning Commission review to reduce the structural footprint to meet the 15% limitation, however the house has been rotated on the lot and encroaches 7 feet into the required 30 foot front setback on the south side. Planning Commission Recommendation On March 21st the Planning Commission held a public hearing and reviewed the application including the evidence submitted. Following the public hearing the Commission voted 5 to 0 on a motion to recommend approval of the lot area and rear setback variances with the following conditions: 1.The house was to be revised to conform to the 15% limitation for structural coverage. Planning Staff Recommendation Staff recommends approval of the lot area, rear and front yard setback variances. If the Council finds it appropriate staff should be directed to draft an approval resolution for adoption at the May 23rd Council meeting. The Council may also elect to return the revised plan to the Planning Commission for their review and comment.
