The minimum required lot size is 1.0 acres and minimum required lot width is 140', <br /> measured at the shoreline and at the 75' lakeshore setback line. <br /> The property is approximately 50'-60'wide and is 0.299 acre in area per Hennepin County records, <br /> i.e.the lot is very substandard in width and area. No current survey is on file with the City,therefore <br /> we have no accurate knowledge of whether the existing house meets required setbacks or other <br /> zoning standards. Key required setbacks and standards include: <br /> Street lot line - 35' setback <br /> Side lot lines - 10' setback <br /> Lake - 75' setback from OHWL and must also meet average lakeshore setback. <br /> Hardcover limits: 0%allowed within 75'of lake; 25°/o of area between 75-250'from the lake <br /> may be hardsurfaced <br /> Lot coverage by structures: limited to 15% of entire lot area <br /> Per Orono Zoning Code Section 10.03 Subd. 6(A)(1) an existing lot ofrecord which does not meet <br /> 80% of the minimum area or width standards may not be built on without Council approval. The <br /> lot at 4450 Forest Lake Landing does not meet 80%of the required lot area or width. Therefore, if <br /> the residence was completely destroyed,variances for lot area and width would have to be obtained <br /> in order to rebuild on the site. It is likely that variances to lot area and width would be granted for <br /> reconstruction.
