We will also outline the scope of work and repairs required based on our observations. <br /> Background <br /> The Line residence was originally constructed in 1996. It is approximately 8,OOd square feet on three <br /> levels. It is constructed with a clay tite roof, flat roofs, and stucco exterior. Based on the background and <br /> experience with other neighbors regarding stucco, the Lines decided to have the home checked by Private <br /> Eye. An infrared scan of the home was done Jauuaiy 30,2006,with the follow-up of a moisture analysis <br /> via Delmhorst probes on January 31,2006. The home uses a combination of double hung, fixed and <br /> some casement windows manufactured by Marvin Windows. The house was originally constructed with <br /> a rounded rotunda area facing the lake. The lowest level of this rotunda,towards the basement,originally <br /> had a colonnade around it with approximately 7 to 8 archways to a covered patio area. Several years ago, <br /> this was modified and windows were placed in these archways and some renovation was done to the <br /> stucco surrounding these areas to provide a heated and enclosed space. � <br /> Shortly after the home was constructed, there were some issues with water entry. These were identified <br /> near the backdoor in the area to the rear of the garage and the connection to the rotunda area, as well as <br /> the flat roof on flie patio area outside the master bedroom on the third fIoor. The issue in these locations <br /> was the termination of the flat roof material,which was replaced. This was a EPDM rubber membrane. <br /> In the areas of the clay tile roofing there is an Ice and Water Shield barrier applied to the top of the roof <br /> sheathing,beneath the clay tile panels. <br /> The chimney is solid masonry unit running the three-floor height of the building. It is clad in a three-coat <br /> stucco process. This as well as the balance of the home has a finish coat made of an acrylic stucco <br /> compound. <br /> There are a number of compound sheet metal cornices with high level detailing around the perimeter of <br /> the clay tile roofs. These also incorporate an internal gutter system, which hides the gutters and drains <br /> them to downspouts in various locations around the home. <br /> i <br /> Private Eye reports provided a good indication of areas of potential hot spots from the infrared that were then <br /> probed with a Delmhorst inoisture meter. Most of the areas they identified as hot spots were also found to be <br /> � Celebrating 50 years of growth through service and trust <br />
