In these areas, the acrylic finish�uus up against � <br /> these pre-finished columns and in some cases thc handrails extend down tlu-ough the finish coat and <br /> should be sealed as we1L <br /> It may be necessary for us to be on-sitc frcquently during the process to inspect the work as weIl and <br /> provide additionat investigations that is going forward to determine the full scope. <br /> Identified in this report are issues with the original installation of the various assemblies. This includes <br /> the following: <br /> ■ Roo�ng. The damage caused on the walls occurred due to leaks in the roof and parapet that were <br /> corrected by replacement of the roof. <br /> ■ Fiashings. There are unstable seams in the curved metal flashings that have allowed seams to <br /> open and water to enter the wall. <br /> ■ Stucca Improper lap�ing of the felts over the bottom flange of windows created a reverse lap <br /> that allowed water to enler the walls. There are also incomplete application of the stucco at „ <br /> areas where it butts to the gutters,freize, copings and similar details. <br /> ■ Caulking. There are no sealants at the areas where materials meet. This includes the window <br /> perimeter,penetrations and areas where stucco butts to gutters, freize, copings and roof areas. <br /> • Clay Tile Roof. There are sheet metal gutters ai the sides of the roof that run to the perimeter <br /> gutter. This was packed with n�ortar used for setting tile,but was not sealed and is a point for <br /> possible water intrusion. <br /> ■ Windows. There are indications that the windows are failing, causing rot and leakage. <br /> • Gutter Discharge. There are areas where the gutters discharge to the downspouts. This leaves <br /> an open gap into the wall,as seen on the photographs. <br /> • I�andrails. Handrails are bolted to top of copings and are not sealed. <br /> ■ Waterproofing. The main level deck at the rotunda is showing signs of leaks near the coliurms <br /> and will need to be pulled open to check far proper termination a�id to find source of water <br /> causing water�o appear at the arches below. <br /> There will probabIy be other items identified as further test cuts are made. , <br /> � <br />
