The City's <br /> goals are the same. By requiring a building permit, City staff <br /> ensures proper setbacks from property Iines (to prevent visual <br /> clutter and fire hazards ) and requires structures to meet <br /> building code requirements to make sure that they are safe to <br /> walk on. The City would consider a repair to be replacing some <br /> decking and a joist or two. Your deck has been completely <br /> replaced with all new materials with the exception of guardrail <br /> posts that were salvaged from the original deck. <br /> To verify setbacks the City must require surveys from all <br /> property owners proposing improvements. When a deck is proposed, <br /> the Zoning Department will except a surveyor's verification of <br /> setbacks (10' sides and 30' rear). To verify the structure meets <br /> the building code, the City requires applicants to provide a plan <br /> showing the following: <br /> 1. joist sizes; <br /> 2. decking size; <br /> 3. beam size; <br /> 4 . post spacing; . <br /> 5 . footing retail; <br /> 6 . guardrail detail. <br /> Please submit the above items with a building permit <br /> application before March 25, 1991.
