The City would expect <br /> that the existing curb cut for the current driveway at CSAH 6 be eliminated and the remainder of the <br /> . driveway, as it cuts through Lots 3 and 4, be removed. The additional hardcover may trigger the need <br /> for creation of a stormwater management pond. The developer should work with the MCWD to <br /> determine if the road will require a stormwater pond and the location of the pond should not result in a <br /> substandard size lot, and should be included on the preliminary plat drawings. <br /> Staff Recommendation <br /> The goal of this review is to provide the developer with an overview of the pertinent City ordinances and <br /> how they affect the proposed plat, and to discuss the strengths and weaknesses of the proposal. The <br /> above memo walks through the CMP and Code requirements for the proposed plat and should provide <br /> direction to the developer regarding the plat. During the sketch plan review, the developer should <br /> advise whether any of the issues noted present particular problems, so that those issues can be <br /> discussed and addressed by the Planning Commission. Planning Commission should review each topic <br /> and identify any issues to which the developer should pay special attention. � <br /> . �:_; - <br /> 'Planning Commission should walk through the report and discuss any potential issues with the <br /> developer and give direction where necessary. • <br />
