Our <br /> current review is based on the following submittal items: <br /> • Certificate of Survey and Preliminary Plat prepared by Gronberg&Associates;dated 3/21/2012 <br /> • Conservation Design Report prepared by Svoboda Ecological Resources; dated 3/23/2012 <br /> � Drainage Calculations prepared by Gronberg&Associates;dated 3/13/2012 <br /> � Drainage Area Maps prepared by Gronberg&Associates;dated 3/21/2012 <br /> We offer the following observations,comments,and recommendations for your consideration: <br /> l. The applicant will be required to obtain Minnehaha Creek Watershed District(MCWD) approval of <br /> any stormwater management,erosion control,and wetland mitigation required by the district. A <br /> copy of any approvals required should be submitted prior to Final Plat approval. <br /> 2. Conservation and Flowage Easements are required over the delineated wetlands and buffers. <br /> 3. Per the Conservation Design Report, a Conservation Easement is required over the trees along the <br /> north property line. <br /> 4. Septic reports indicating suitable primary and alternate sites for on-site sewage treatment systems <br /> , must be submitted for review and approval. <br /> 5. Proposed well locations should be shown on the Final Plans. Wells must be setback 3 feet minimum <br /> from structures and 50 feet minimum from septic systems. <br /> 6. The existing barn should be removed prior to Final Plat approval. <br /> 7. A MNRAM Assessment for Wetland C must be submitted in order to apply the appropriate <br /> classification and resulting buffer width. <br /> 8. A Vegetative Management and Landscape Plan for the buffers must be submitted prior to Final Plat <br /> approval. This Plan should include methods for controlling buckthorn,reed canary grass,thistle,turf <br /> grass and other invasive species within the buffer,methods for establishing native vegetation in the <br /> buffer for azeas of existing turf grass,and species proposed to be seeded or planted. <br /> 9.� Plans designed by a structural engineer must be submitted for review and approval for any retaining <br /> walls 4 feet or greater in height prior to Final Plat approval. <br />
