Staff conducted a preliminary review <br /> based on the information provided and recommends the following items be submitted or revised in order for your <br /> application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Our engineer has reviewed the survey and has the following comments: <br /> a. The plan depicts a driveway leading from the detached garage that encroaches upon 2490 Casco Point <br /> Road. The driveway should be relocated completely onto the subject property keeping a 5' setback <br /> from the edge of the property for grading. Reference City Code Section 78-967(b)(3), copy enclosed. <br /> Or an easement should be developed and approved for this encroachment. Once recorded, please <br /> provide a copy of the easement. <br /> b. The plan depicts several retaining walls. The City survey requirements require the top and bottom of <br /> wall elevations be shown. Any walls greater than 4' must be designed by a licensed professional and <br /> plans submitted to the City for approval. Please provide updated information. <br /> c. City utilities (sewer and water) are not depicted (enclosed is an as-built of the utilities for your <br /> contractors and surveyor). The utilities should be added to the survey. <br /> d. The survey depicts a square structure labeled CW near the new main driveway. Please clarify what <br /> this structure is. <br /> e. The average lakeshore setback line is not shown on the survey. Please have the surveyor add and <br /> shown on an updated survey. <br /> f. Top of Foundation. The top of foundation elevation is shown on the survey. Please have the surveyor <br /> show the point or spot where the top of foundation elevation is in reference to. Please note,we expect <br /> the location to be consistent when submitting the foundation as-built survey, <br /> 2. Landscape Plan. Will there be any changes to the landscaping with the proposed addition? If so, the City <br /> requires a landscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e. <br /> patios,grading, sidewalks, retaining walls,etc. The plan should include the name of the individual performing <br /> the work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan should also <br /> be reflected on the survey. <br />
