Our current review is based on the documents listed below, and we offer the <br /> following observations,comments, and recommendations for your consideration. <br /> Submittal Documents <br /> • Resolutions granting variances to sections 78-305, 78-1279, and 78-1288 and a CUP pursuant to <br /> sections 78-966, 78-967, and 78-1286; dated February 27, 2012 <br /> • Certificate of Survey prepared by Egan, Field, and Nowak; dated April 29, 2013 <br /> • Certificate of Survey prepared by Egan,Field, and Nowak with additional proposed hardcover <br /> • Grading and Floodplain Mitigation Plan prepared by Anderson Engineering; dated December 14, <br /> 2011 <br /> • Landscape Plan prepared by Anderson Engineering; dated December 14, 2011 <br /> • Architectural Plans and Elevations prepared by YA Architecture; dated May 1, 2013 <br /> • Foundation and Framing Plans prepared by YA Architecture; dated May 1, 2013 <br /> Review Comments <br /> 1. Per City Council resolution 6118, the following items should be conditional to the approval of the <br /> building permit: <br /> a. Council approval is based on the survey, site grading, landscape and house plans <br /> submitted by the Applicants and annotated by City staff, attached to this Resolution as <br /> Exhibits A, B, C, &D. Any amendments to these plans may require further Planning <br /> Commission and City Council review. <br /> b. Hardcover in the 0-75' zone shall be limited to 8,581 sf or 32.2%per the proposed <br /> survey/site plan and hardcover allowance summary as depicted in Exhibit A. The <br /> Applicants are advised that any future requests to increase hardcover or change the nature <br /> of existing/proposed hardcover shall require City approval, and increases in hardcover <br /> will not likely be approved without concurrent reduction in existing hardcover. The <br /> current hardcover depicted on the Certificate of Survey is 8,871sf or 33.29%. The <br /> plans must be revised to be in conformance with the approved resolution or request the <br /> City to increase the allowable hardcover. <br /> c. A lakeshore buffer shall be established and maintained in the areas shown on Exhibit C; <br /> all landscaping shall be planted and maintained per the planting plan attached to this <br />
