, , <br /> 12-3544 <br /> 15 February 2012 <br /> Page 9 of 9 <br /> Staff Recommendation <br /> Staff recommends approval of the rear setback variance,;the average lakeshore setback variance, <br /> the wetland buffer setback variance, and hardcover variances for the construction of the new home. <br /> The commission should discuss and determine the appropriate hardcover levels for approval. Staff <br /> also supports a recommendation to approve the CUP for the proposed land alterations with MCWD <br /> permitting approval. However, because there are inconsistencies shown on the survey which must <br /> be clarified relating to hardcover, floodplain alterations (i.e. conflict with rear driveway), wetland <br /> delineations and buffer locations which should be accurately represented in order to fully analyze <br /> the request, staff recommends tabling the application until revised information is submitted. <br /> The applicant should submit a revised survey which reflects the following: <br /> 1. Corrected hardcover calculation worksheets based on the corrected, revised survey; <br /> 2. Corrected wetland delineations with appropriate locations and widths of buffers, buffer <br /> setbacks etc; <br /> 3. Accurate representation of the square footage and locations where wetland buffers and <br /> buffer mitigation will occur; <br /> 4. Resolution of the conflict between the proposed grading/floodplain alterations and the <br /> existing driveway; and ,..ac : <br /> 5. Any other revisions the Planning Commission determines are appropriate,such as: <br /> a. hardcover removals or revisions; <br /> b. the removal of fencing; <br /> c. shoreline buffers and/or the planting of additional trees for screening/buffering, etc <br />
