The Grading and Site Plan is <br /> dated March 2, 2012. Based on our review, we offer the following comments for your consideration: <br /> 1. This property was granted Preliminary Plat approval in October,2011 for a 31ot plat plus the <br /> existing lot at 1545 Maple Place. The proposed�Grading and Site Plan generally conforms to the <br /> previously approved Grading Plan. In particular,the proposed drainage swale which will provide � <br /> stormwater storage and route runoff to the north matches the previously approved design. <br /> 2. This project will disturb more than 100 cubic yazds of material. Therefore, a Storm Water <br /> Pollution Prevention Plan(SWPPP)must be submitted for review in accordance with Sec. 79 of <br /> the City Code. <br /> 3. Since the project area will be almost completely disturbed,it is recommended that a$10,000 <br /> sediment and erosion control financial security be required of the owner for this pernut. The <br /> financial security is intended to provide protection in the event that it becomes necessary for the <br /> City to install or maintain erosion and sediment control within the project area and covers the cost <br /> of turf re-establishment if the applicant is unable to follow through with the conditions of <br /> approval. <br /> 4. The off-site storm sewer improvements that provide the outlet for the proposed drainage swale <br /> shall be constructed by the City and paid for via the Stormwater Fund. This work will need to be <br /> completed in conjunction with the drainage swale grading. <br /> 5. There aze retaining walls shown on the south side of Lot 7 and the north side of Lot 8. The walls <br /> are shown to have a height of 4 feet and therefore must be designed by a Licensed Professional <br /> Engineer. <br /> 6. Drainage and utility easements should be provided over the proposed stormwater storage swale <br /> and facilities, subject to City staff approval. <br /> 7. Final Plans and Specifications should be submitted for review prior to final plan approval. They <br /> should include the following: <br /> a. Final Grading Plan indicating existing and proposed contours, anticipated building <br /> locations, emergency overflow routes, stormwater facilities,proposed elevations at key <br /> locations, and driveway slopes. Maximum recommended driveway slope is 10%. <br /> b. Stormwater Pollution Prevention Plan(SWPPP)indicating drainage patterns,proposed <br /> erosion control measures, and turf establishment procedures. <br /> c. Final Drainage Analysis indicating stormwater management that meets City and MCWD <br /> requirements. <br />
